Located on the outskirts of Tsilivi, St John Resort Villas, Suites & Spa has been constructed and furnished in a contemporary manner yet still retains a traditional Zakynthian style. Ideally situated on the grassy hill of Tsilivi in Zakynthos Island Greece, offering panoramic views of the Ionian sea and overlooking the village and the long sandy beach, these villas and SUITES are of the highest quality and all have the added luxury of their own private swimming pools.

The St. John's Resort Hotel, Luxury Villas, Suites & Spa complex offers a lovely snack bar (Chrome) and an elegant outdoor restaurant (Pergola) where all our guests can enjoy romantic meals with delicious Mediterranean dishes while admiring the endless blue of the Ionian Sea.

3 Bedroom Villas at St John Resort:

This type of villa measures 130 square meters (One double bedroom 16square meters and bathroom 8 square meters, Two twin bedrooms 19 square meters and bathroom 4 square meters, lounge & dining area 30 square meters) and is suitable for 6-8 persons.

It features a double bedroom and two twin bedrooms with en suite luxury bathrooms with bath, w.c, hairdryer and make-up mirror; furnished lounge, tastefully decorated offering a relaxing, comfortable atmosphere which includes TV/DVD, stereo, CD player, Wi-Fi Internet access and air-conditioning; fully equipped kitchen with a “home away from home feel”, fitted cupboards, all utensils, oven, large fridge, microwave, filter coffee machine, toaster and kettle and a spacious dining area with grand table and chairs seating six persons comfortably.

Additional features include washing machine, safe box, iron, ironing board, smoke detector, torch, fire extinguisher and fire blanket providing the ultimate in safety and comfort. Each villa features its own private entrance and garden area with private swimming pool.

We traveled to Zakynthos in July 2022. We have three teenagers who need wifi and little else. The villa was very well appointed and the location was very strategic and close to all sites on the island. the apartments were spacious with three master bedrooms. The pool was a bonus and we used it extensively especially after coming back from our daily activities. The only issue we had was that we could not use the private pool after 7 pm, which was a shame as we could have stayed in the pool much longer. we would stay here again any time.

I can only say that they are the most beautiful villas with a wonderful view of the beach, a restaurant with sensational food, a playground for children. Also the beach is only 10 minutes by walk , super market inside into the hotel is a gym to , a bar with some very good cocktails, very generous staff. Let me just say about the director, Narkis, she is a wonderful person. I heartily recommend this place. It's a wonderful place . I will definitely come back next year with my family. Thank you St John villas from the bottom of my heart for everything.

The team here couldnt do enough to help us, they were friendly and professional throughout our stay. Having a hire car was handy with the location being a little out of the town. The town is pretty noisy and full of cars so the distance was welcomed it was good to come back to luxury and over look the town. The prices in the restuarant were fair and the setting is lovely. The spa is small and relatively basic but does the job and I used the gym during our stay. Above all the people here made our stay great. The one negative review refers to three older villas which are being marketed seperately from 2019. The website pictures are a fair reflection of the villas its just the older ones that are not to the 5 star standard.

Just returned from a week here and can honestly say it was fantastic, the villas are clean comfortable and well equipped. Free Wi-Fi in the villa and complex. The pool area was beautiful and the view from the terrace looked out right across tsillvi and the sea. We ate in the complex in a couple of times and found the food very good and reasonably priced and all the staff very friendly and helpful. we had read reviews about break-ins and insects invading the villa but found neither to be a problem and felt safe. The only negative is the road from the resort to the villa is incredibly steep narrow and dark at night. We didn't hire a car and walked down to the resort and took a taxi back (€6). To make it 5/5 perhaps the owners could organise a shuttle to and from the resort

Private and luxury, perfect for families and couples. We rented a villa for 5 nights and a suite for 2 nights and they were both absolutely amazing! The service was way beyond 5 stars and if I could give this place 10 stars, then I definitely would. Every single staff member went out of their way to welcome us. Everything you need has been provided in your place of stay, but their staff still made sure that everything ran very smoothly. The food was sooo tasty and given their exceptional hygiene standards, I felt very comfortable eating and enjoying their food. The pools are VERY clean. They’re cleaned twice a day. The views are stunning. The manager Narcis and the receptionist Patricia were so friendly and wanted to make sure that all of our expectations were met. Also, Narcis, was easily accessible and she was an amazing host! This place is worth every penny. Initially, we only booked it only for 2 nights, but given how luxury this place felt, I ended up cancelling my hotel reservation and spent the rest of my holiday at their resort. It costed me more money, but it was definitely worth it. They also provide an electric hotel car to take you to their restaurant any time of the day, which we used and liked. This place is great, well done to the management. I have recommended it to my friends and family and I will definitely come back.

Beautfiful villa excellent view

When we arrived we were given a 3 bed even though booked a 2bed so that was fab. Villas are very spacious and every bedroom ensuite Loads of towels and pool towels cleaned every day by a lovely lady and was immaculate ,toiletries and toilet roll replaced…

Villas are very spacious and every bedroom ensuite Loads of towels and pool towels cleaned every day by a lovely lady and was immaculate ,toiletries and toilet roll replaced frequently so didnt have to buy these-great!! ate in the restaurant once and was lovely and cheaper than we thought would be villa had all the facilities needed if you want to cook and washing machine/iron etc its a 10min walk down the hill into town and we walked back up in the daytime but had taxis back up in the night -6euros(steep climb if you have mobility issues youd need a taxi) staff extremely polite couldnt fault the customer service the in house little shop is pricey-much cheaper in the supermarkets in town overall very pleased and really enjoyed

Breakfast and the whole Food experience excellent. Cleaniness/Housekeeping very profesional. Patricia at Reception very kind and helpful, told us everything about the island and the areas worth exploring. I definetely recommend and for sure I will come back soon.

We stayed at the 3 bedroom villa for 4 nights with friends who came to Zante for our wedding. We had a spontaneous wedding and haven’t planned much so the hotel staff was very helpful trying to arrange things for us last minute. Thanks to Trudy, I got an amazing hairdresser and makeup artist who came to the villa to do my hair and makeup! We also tried to get flowers last minute but since it was Sunday all flower shops were closed. Trudy kept calling flower shops to see if they were open, eventually she had some flowers picked up for me from the property.:) The bartender was also very friendly and catered to our wishes. Thank you guys so much! Our wedding day was perfect!:))

We visited Zante for a family wedding and were looking for somewhere to stay in Tsilivi. We decided on St John's Villas and stayed in a 3 bed villa with our own garden and private pool. From the time we arrived to be greeted at reception by Trudy to the time we left with a big hug from her, our stay was wonderful. The staff were wonderful and very helpful and friendly - from reception to cleaners to maintenance staff and the wonderful restaurant/bar staff. Thank you all. Lovely to have our own garden and pool as we saw how noisy and busy the shared pools at other hotels could be. So relaxing. On top of this, we had a balcony which had the most wonderful sea views ove Tsilivi. The food was wonderful and plentiful. So good in fact we didn't eat out except for a family get together and the day of the wedding. Overall, a real pleasure and fully recommended. Only real issue is decor is a little tired (seen that the world over in many hotels and villas!!!) but certainly didn't detract from a wonderful week.

100% perfection

Stayed at St. John Villa's from Aug 19th 2018 for 2 weeks. Three adults and a 17 year old, we stayed in the 3 bedroom Edelweiss Villa.The transfer was very quick in a 12 seater mini bus and we were greeted by Trudy on Reception on arrival. We were taken to our villa on the golf buggy and our luggage arrived shortly after. Our villa was everything we could have wished for and much more. We loved it, having our own pool was the reason for choosing this holiday and it certainly didn't disappoint. The villa had everything we needed, we did have to ask for another small saucepan but this wasn't a big deal. The villa was cleaned thoroughly every day to a high standard. Plenty of towels that were changed every day, and super large pool towels also changed daily. The walk down to the town was relatively easy, turn right out of reception and follow the road and then down the flight of steps, this way was easier than turning left. We used the local taxis to get back up the hill as it was a steep climb. Tsilivi town comes alive at night, it felt safe and was family friendly. There are restaurants, bars and shops a plenty. The ones we visited were all good. After a week of lovely Greek food we craved a sunday dinner, we found Grace's bar which served everything English at great prices. Paradise Bar has a great atmosphere and the cocktails are excellent. Other places we tried were Seacret, Family and Crystal Lounge....all very good. The Restaurant at the villas was superb, the food, the atmosphere, the views, the service....all top notch. We had 2 cats that visited each day, little ginger kitten who we named Freddy, he was a right character and very friendly. The other was a timid 3 legged tabby, we named him Tripod. All the staff were outstanding, especially Trudy and Billy on reception. So very helpful and made our stay even more special. This holiday took 2 years of hard saving to be able to achieve, it was worth every minute of scrimping and scrapping and I would do it again in a heartbeat. The complex is only 3 miles from the airport and the planes fly over low, which to an avid plane spotter like me, was the icing on the cake. Thank you to everyone at St John Villa's, it was perfect.
